Case Study: 2 - 6 Monahan Road

For Exact Solutions Monahan Road is a story that began almost 4 years ago.

In early 2021 we were tasked with measuring and drawing up Marketing Floor Plans, Site Plans and Rentable Area Surveys for the Sky TV studios in Mount Wellington. As part of an Information Memorandum these plans let prospective owners, developers and tenants understand the premises and the site clearly and concisely.

Marketing Floor Plans :

show the different areas of use in the offices and warehouses, roller shutter heights and widths, internal clearance heights and typical cross sections for volume and storage calculations.

Site Plans :

are a great tool for understanding the feasibility of the site, how the building is located to boundaries, how well utilised the site is for parking, yard use, or even landscaping use.


Fast Forward to 2022 :

Goodman Property had purchased the Sky TV Premises. Both Tim and Luke, our Goodman contacts, could see the benefit of these plans from the outset. They expressed how good the Marketing and Site Plans were for them to work through a series of feasibility revisions on the site over the last year.

they approached us to create the same set of plans for 2-6 Monahan Road at the end of 2022.

At the time Turners and Growers was still using the site as their Distribution Centre. We would have to work around forklifts, 18-wheeler big-rigs, and a wide assortment of fresh and frozen food throughout the site.

Over the week leading into Christmas, we measured the main D.C. warehouse and surrounding yards. This warehouse contains a patchwork of warehouse bays at varying heights, multiple office and mezzanine blocks, and a huge amount of freezer units.


The Marketing Floor Plan :

Goodman Property was able to take the Marketing Floor Plans provided and begin their initial assessment of the main D.C. Tim and his team collaborated with us directly on the changes. through a series of plan revisions, they could remove various office blocks and canopies, the cold store freezer units, and work out potential warehouse areas that prospective tenants had asked for.


The Site Plan :

The Site Plan underwent a similar process of revision. We could remove different canopies and slipways, accurately determine the size of usable yard spaces and dimension new fence lines. Master files of this plan were finalised, along with potential versions for different tenants.


Final Rentable Area Surveys :

Once the marketing drawings had been finalised and tenancy areas agreed to, we then measured both sites for Rentable Areas. Both of these surveys also included sire specific requirements for vehicle egress and expected lease areas that included existing building footprints.
