Case Study: 205 Queen Street

205 Queen Street has been one of Exact Solutions strongest client driven projects.

Early in 2018, Jake Marsh of Roxy Pacific came to us for guidance on a number of different floor plan requests. Roxy Pacific had only just taken ownership of this landmark site in central Auckland and they had big asperations for the two towers. The new CBD Rail Link was building a station right on the door step, and the Council had laid out their development plans for Queen Street, Victoria Street and beyond. Roxy was being slowed down in their workflow by a lack up to date As Built Floor Plans, As Built Reflected Ceiling Plans and Rentable Area Plans for the entire site.

As Built Floor Plans :

provide all the details of the building structure, with all the fitout and fittings. These are true representations of the building at time of survey. You can assess what can or cannot be changed and what options you have for different layout variations.

As Built Reflected Ceiling Plans :

similarly, the Ceiling Plans are true representations of the ceiling finishes, grids, lines of bulkheads, heights, as well as all visible ceiling services. Open Ceiling plans also show building structures, mechanical fixtures and pipe work.


2018 - 2019 :

Colliers took over the property and facilities management from 2019. We have had a fantastic relationship with Colliers since our inception in the NZ market. We were requested to come in and survey up various floors for As Built Floor Plans and Ceiling Plans as they became vacant. Throughout the first half of 2019 we provided close to 10 different Levels to Colliers and Roxy to help them with new lease agreements and new design layouts.

205 Queen Street is an incredibly interesting building to measure. The Circular glass curtain wall has its own peculiarities, especially when it steps in on the lower floors as part of that 80’s design style.

The tenancy mix also added a bit of fun to our projects on site. Ranging from The Reserve Bank of New Zealand to the Bank of China, corporate Law Firms and an open-all-hours function centre, to name just a few.


The COVID years :

Our focus on site changed some-what during the covid years. Like all Landlords, Roxy-SingHaiyi (NZ) had to adjust their goals by looking for efficiencies in other parts of the building. The Car Parking Levels were a big focus.

Due to our expertise in surveying As Built plans, we were asked to create Floor Plans and Ceiling Plans for the two basement levels that would show :
-Building Structures in relation to Car Parks, Storage units and fitout, Building Services (HVAC, Fire Services, Gas Cages, Utilities, etc), heights of all major beams and pipe work, Floor Levels, and much more


Rentable Area Survey Updates :

In July 2024 Roxy-SingHaiyi (NZ) asked us to undertake a measurement on the entire building for a fresh set of Rentable Area Surveys. The transition of plans from one landlord to the next can often lead to holes in the best information available.

The Guidelines for Measurement of Commercial Property have undergone multiple revisions since the building was first measured, and most of the floors now have different tenancy arrangements. Also, the stipulations that the previous owners had given the old surveyors are now different due to new ownership.

We have been able to deliver 17 Floors in Tower 1, and 22 Floors in Tower 2 within a 2.5 month timeframe.

With the CDB Rail Link and the Council works coming to a completion in the near future, we are even more excited to work with our clients on the future potential of the retail precinct around 205 Queen Street, and their plans with each commercial tenant in the two towers.
