Measuring an operational industrial property in Mount Wellington, Auckland
2–6 Monahan Road is a complex industrial property in Mount Wellington, Auckland, comprising of a large distribution centre, warehouse areas, offices, mezzanines, yards and extensive cold storage facilities.
Exact Solutions was engaged by Goodman Property to measure and document the property while it was still operating as a busy distribution centre.
The project brought together three services — Marketing Floor Plans, Site Plans and BOMA Rentable Area Surveys — to give Goodman accurate information for assessing the property, testing potential tenant configurations and establishing the final rentable areas.
Measuring an Operational Industrial Property
At the time of the survey, Turners and Growers was still operating the property as a distribution centre. Rather than relying on existing drawings, Exact Solutions measured the property on site and documented the conditions that actually existed.
The site was active with forklifts, large trucks and the movement of fresh and frozen food. The main warehouse contained a patchwork of warehouse bays at different heights, multiple office and mezzanine blocks, and a significant amount of freezer infrastructure.
The surrounding yards also needed to be accurately documented, including access areas, canopies, slipways and existing fence lines. This provided Goodman Property with a reliable base from which to assess the building and site.
The Marketing Floor Plans provided a clear representation of the main distribution centre and its potential tenancy areas.
The plans documented key industrial property features including:
Warehouse and office areas
Warehouse bays
Roller shutter dimensions
Internal clearance heights
Mezzanine areas
Cold-storage and freezer areas
Typical cross sections for volume and storage assessment
Industrial Marketing Floor Plans
Through a series of revisions, Goodman was able to test potential tenancy configurations and work through changes requested by prospective tenants. Office blocks, canopies and cold-store freezer units could be removed or altered on the plans to assess different warehouse configurations.
This meant the marketing plans were not simply presentation drawings. They provided a measured starting point for testing how the property could be configured for leasing.
Site Plans for Property and Yard Analysis
The Site Plan provided the same level of clarity for the wider property. The plan documented the relationship between the buildings and surrounding site, including:
Usable yard areas
Access areas
Fence lines
Canopies
Slipways
Building footprints
Vehicle movement areas
Master Site Plans were developed alongside proposal versions for different tenants, allowing yard areas, fence lines and site features to be assessed as leasing requirements developed.
The result was a practical, surveyed Site Plan that helped Goodman understand how the wider site could accommodate different tenant requirements.
From Marketing Plans to Rentable Areas
The Rentable Area Surveys also incorporated site-specific requirements for vehicle egress and expected lease areas that included existing building footprints.
This provided Goodman Property with accurate area information to support the commercial leasing process.
Once the proposed marketing drawings had been finalised and the tenancy areas agreed, Exact Solutions completed the Rentable Area Surveys.
This created a clear progression from understanding the existing property, through testing potential configurations, to establishing the measured areas for the agreed tenancy arrangements.
One Survey, Three Property Solutions
The 2–6 Monahan Road project demonstrates how three different types of measured information can work together - BOMA Rentable Area Surveys, Marketing Floor Plans and Site Plans. Together, these provide a more complete picture of an industrial property — from the building itself, to the wider site being offered for lease.
The value of the project was not just the initial survey. As requirements changed, the plans could be updated. This approach gave Goodman a reliable information base for working through the opportunities and constraints of a complex industrial property.
