What are As Built Surveys and Drawings?
An as built or existing conditions plan provides a detailed and accurate floor plan, reflecting the current state of a property. Unlike relying on original plans, an as-built survey accounts for alterations made during or after construction, providing essential insights for refurbishment planning.
Features of as built drawings for both Commercial and Industrial properties include :
All base building & partition walls, fixed joinery, major mechanical services, fire services, toilet details, ceiling heights, change in bulkhead heights, underside of beam heights, floor finishes, windows & mullions, overall dimensions, columns, door locations and sizes, and assumed floor levels.
The completed drawings can be supplied as clear digital documentation suitable for design, property management, project planning and other project requirements.
What Type of As Built Plans Can I Get?
Floor Plans.
As built floor plans or existing conditions plan provide detailed and accurate details that reflect the current state of a property. Unlike relying on original plans, an as-built survey accounts for alterations made during or after construction, providing essential insights for refurbishment planning.
Reflected Ceiling Plans (RCP) .
A reflected ceiling plan (RCP) shows ceiling finishes, heights, bulkheads, and visible ceiling services. This architectural drawing helps assess existing features and identify modifications required during renovations or upgrades.
Elevations and Sections .
Measured façade elevations, internal elevations, and cross-sections provide accurate views of building heights, floor levels, and ceiling heights. These detailed drawings support tenant fit-outs, design planning, and contractor understanding, helping to maximize the potential of any space.
3D Scanning and Modelling for As Built Plans
The Mountaineer Building Case Study clearly shows the use of new technology to collect a large amount of data for multiple purposes. We scanned the site, then made a model of the tenancy.
The REVIT model of the tenancy allowed the client to see the interaction of the floor plan, ceiling plan and elevations at the same time. They could understand the constraints of the building for their shelving and storage designs without going to site.
As Built Drawings.
Our Drawing techniques allow us to extract a full As Built Drawing package from the REVIT model. These plans are useful for the design and construction teams involved in the fitout as they don’t have the capacity to access the full REVIT model.

Why do you need As Built Surveys?
An as-built survey may be required when existing drawings are unavailable, outdated or do not accurately reflect the building on site.
If the existing drawings cannot be relied upon, an as-built survey provides a measured starting point for the next stage of the project.
Common applications include:
Completed construction documentation
For building alterations and renovations
Commercial fit-out developments
Property refurbishment
Architectural and engineering design
Building maintenance and asset management
Property handover and records
